The Boulders at Fountaingrove, Santa Clara
The Boulders at Fountaingrove is an apartment complex located at 3680 Kelsey Knolls in Santa Rosa, California. Constructed in 2004 and 2005, the Boulders property consists of a clubhouse complex, ten multi-family residential buildings, and communal parking/landscaped areas. The buildings are wood-framed structures with cement plaster (stucco) exterior cladding and composition shingle roofing. There are wood-framed stair towers and connecting breezeways (bridges) between adjacent structures.
The stair tower and breezeway at Building 4 needed repairs due to water-related damages. During the process of the repairing a breezeway and adjacent building, extensive deterioration and decay were uncovered. Further investigation found water intrusion and associated substrate deterioration related to the stucco wall cladding and flashings around fenestrations/other wall penetrations were identified at all 10 buildings.
MCA was the Architect of Record and was retained to provide evaluation of existing construction and remedial design services. MCA proposed a rain screen system and revised the exterior cladding to fiber cement lap siding. MCA provided construction documents, Permit Submittal/Review Coordination, bidding, and construction administration services throughout the remediation.
