5950 Jefferson Ave. is a brand new, 4-story creative office building located in the heart of the Jefferson Corridor near Culver City. The architectural design incorporates several outdoor terraces on each level, which can be utilized as collaboration, breakout, and social event space. Natural building materials, including the reinforced concrete structure and subtle variations in exterior cement panels, complement the floor-to-ceiling glass, native landscaping, and notably high ceilings. Tenants will experience ease of transportation with the valet-operated state-of-the-art mechanical car stacker system, scooter parking, and electric vehicle charging stations.

MCA began working on the Below Grade waterproofing portion of this project. The below-grade parking level is approximately 26,276 square feet. A blindside waterproofing membrane is the waterproofing system used to form a monolithic envelope around the building foundation walls, under the slab, and an elevator and sump pits. MCA performed third-party warranty inspections for the below-grade portion of the project.

The Client was so impressed with MCA’s services, that they hired MCA to complete the construction observation for the waterproofing installation for the above-grade portion of this project. The above-grade portion of this project includes a split slab condition at the First Floor, balconies at the second, third, and fourth floors, and an uncovered deck on the second floor. MCA’s scope of work also included low-slope single-ply polyvinyl (PVC) roofing and the exterior walls consist of fiber cement panels over a liquid applied weather-resistive barrier and storefront glazing.
