Building Enclosure Consultation, Construction Contract Administration

2121 Third Street, San Francisco

Client: Mill Creek Residential Trust (MCRT)

Completed; 08/2014

Designed to achieve LEED-H mid-rise designation, 2121 Third Street is an eight-story structural concrete building consisting of 105 apartment units, one-level of below-grade parking with car stackers to host 52 cars, and a rooftop outdoor space. The structural concrete building has gauge steel studs, and 900 drill displacement columns are being used to stabilize the site, which has a water table ten feet below the ground floor. The project included extensive shoring, underpinning, and wood lagging.

MCA provided construction monitoring services and waterproofing consolation, including peer review of below-grade systems and rooftop terraces during the design phase and review of critical details and transitions during construction.
