Often, we are brought in to analyze structures for maintenance needs, code compliance and life safety issues as a condition of sale or as a capital needs assessment. A typical evaluation in this regard includes an existing conditions description of major building components including structural members and connections, electrical services, mechanical equipment, fire detection and alarm systems, window wall assemblies, roofing, wall finishes and appurtenant structures. Additionally, we prepare cost estimates for the client which reflect the building's actual condition, required capital expenses and future maintenance costs. Our goal is to provide a clear and comprehensive understanding of the building condition to aid in the purchase.
