Waterproofing Consultation
MCA developed solutions to remedy water intrusion problems in the curtain wall frames and panels at 50 Fremont soon after it was occupied some 20 years ago. Installation of these solutions was initiated by the building's developer and completed by the original contractors. Once the remedial work was completed, no further water infiltration problems occurred. Recently MCA was retained by Hines, the current building owner, to survey the curtain walls, determine the conditions of the walls and develop a long term maintenance program for the building exterior.

Litigation Support
Since the building was occupied in 1983, Pacific Park Plaza residents complained of multiple problems. Primary among these were water leakage in the condominium units and in the garage. The problems led to litigation with the builders. MCA provided diagnostic and evaluation services for our clients' attorney. The firm was instrumental in settlement discussions and furnishing reports and graphic materials to explain the defects.

Remedial Repairs and Reconstruction
Pacific Telesis is a 30-story office building located in the heart of San Francisco's financial district. MCA was contracted by Cushman & Wakefield to trace the origin of numerous small leaks related to the thin stone veneer. The problems were corrected by partial repair and replacement of the existing urethane sealants. MCA provided full architectural support including diagnostic investigation, plans and specifications, and site inspection.

New Consultation
The Opus One Winery is located in the vineyards near the town of Oakville in the Napa Valley. This facility was constructed for the production of super premium Napa Valley wines by a partnership of Robert Mondavi and the French Rotchschild winemakers. It consists of over 50,000 sq ft of floor area devoted to bottling, cooperage, case storage, a wine library and administrative offices. The facility is constructed half underground to attempt to use the ground as insulation and to produce a constant temperature environment for aging wine. MCA was retained to provide waterproofing and insulation design to solve a number of problems. Underground construction required special below-grade waterproofing systems. Mixed occupancy (office and wine storage) required special insulation measures and techniques for reducing the buildup of moisture throughout the facility. In addition, ground water temperatures were unusually high due to natural thermal spring activities in the area. This required an unusual combination of heavy insulation with below-grade waterproofing. The facility was opened in 1992.
